Questions people ask us

Who's calling me about my house, and is it a scam?

The short answer

Foreclosure cases are public records, so buyers, investors and others find them and reach out. That includes us. Most calls aren't scams, but some are, and there are a few clear red flags.

How they found you

The court case, the lender's notice of sale in the newspaper and the county's property records are all public. Data companies sell lists built from them, and people who buy houses use those lists. If a relative's house is in the case, that's often how they reach the family too.

Red flags

  • Anyone who wants money from you up front to stop, delay or "save" the foreclosure. Indiana law restricts people who charge to rescue a home from foreclosure. Don't pay first.
  • Anyone who asks you to sign your deed over with a promise that you can rent it back or buy it back later.
  • Anyone who tells you to stop talking to your lender, a counselor or an attorney.
  • Pressure to sign today, or a contract you aren't given time to read or show to someone.
  • Offers to "recover" leftover sale money for a big cut. You can claim it yourself.

What a real buyer looks like

  • Never asks you for money.
  • Puts the offer in writing and explains how they got to the number.
  • Closes at a licensed title company you can call yourself. The title company pays the lender and pays you directly.
  • Is fine with you showing the offer to family, a counselor or an attorney first.
